Property manager Jessica Melling warns tenants to 'clean up' social media accounts for rental checks by real estate agents

A property manager has urged renters to 'clean up' their social media and provide a cover letter to boost their chances of getting a lease on a rental home.

Jessica Melling, a property manager with real estate agency LJ Hooker at Robina on Queensland 's Gold Coast warned first-time renters that landlords and agents often check a prospective tenant's social media accounts. 

Ms Melling told Daily Mail Australia a tenant can be looked upon favorably by landlords and property managers by having a social media profile that makes a good first impression. 

'Property managers will often use social media as a tool to show the owners a little bit more about the tenants,' she said. 

'If your social media is not on private, have a look and think of it as if you're dating someone and their parents are going to jump on and have a look.' 

Ms Melling said pictures of a renter on Facebook or Instagram is likely to tell a landlord whether a tenant should be given the keys to the home. 

'If it's [social media] on private, clean it up,' 

Ms Melling, who has 15 years of experience as a property manager, said property managers use social media to identify a tenant particularly if they haven't provided a  cover letter. 

'We're looking for a picture of that person to give the owner a better understanding of who they are.'

Ms Melling said landlords are often looking to enter into a long-term agreement with a tenant and said the more information landlords and property managers have - including pictures of a tenant - the better. 

The advice to renters comes as Australia's rental vacancy rate remain persistently low at1.1 per cent in January, down from 1.3 per cent in December 2023. There were 32,108 properties for rent around Australia, down from 39,797 in December.

Ms Melling said the competitive rental market means would-be tenants need to find ways to stand out from the crowd.

She urged tenants to provide a cover letter in their applications and bring a copy of the letter with them during open-home inspections. 

'The point of it [cover letter] is to present yourself as best as you can and to be memorable to the property manger,' Ms Melling said. 

'If we get 30 applications but we've had someone who shows how eager they are by bringing a cover letter with them, the chances are that application is going to be easy to process.'

First-time renter and apprentice plumber Jarrod Pienaar struggled to find a rental home before eventually moving into a property at Varsity Lakes on the Gold Coast. 

The 22-year-old said he was able to get his foot into the rental market once he began to include cover letters in his property applications

'I was ready to move out and starting to look for a place of my own. I wanted to find a property within the $500-700 a week mark but there wasn't a ton on the market at the time,' he told realestate.com.au  

Some tenants' advocates, however, have slammed property managers checking the social media profiles of prospective tenants saying it's an infringement on their privacy.

Executive Director of Better Renting Joel Dignam said checking on prospective tenants via social media is another example of the power imbalance between landlords and renters.

'The bottom line is this isn't relevant for the tenancy and it's an abuse of the power that agents have because they have so many tenants to choose from in a tight market,' he told the Brisbane Times .

'We don't need to be tone-policing renters who are otherwise suitable.'

Ms Melling encouraged tenants not to lose faith and have their applications ready to submit online, ensuring they provide reliable references. 

'The best thing you can do is even if you don't think you've got a chance, apply because everyone else is often to scared to apply.'  

Tips for first-time tenants

Prepare a cover letter and include a photo of yourself that is appropriate.

A cover letter does not need to be formal and should only be three to four paragraphs in length.

The letter should state who you are as a person, why you want to rent the property, and some information about your rental history.

Prepare a property application form before attending an open-home inspection. 

Attempt to submit the application online before the inspection or submit the application immediately after. 

Include relevant financial information (e.g. tax returns and pay slips) and provide references. 

Ensure your references are reliable and will respond promptly when contacted by a property manager. 

Ensure a rental home fits in with your budget.
